To Let

4 Bedroom Semi-Detached House

£1,250 Monthly Available: 24th September

This family home is in a quiet cul-de-sac within walking distance to the city centre.  It is spacious and light and has retained some of the period features and character.  It benefits from gas central heating, double glazing, driveway & off road parking.

Internally, the hallway with store cupboard, stripped floorboards and feature stained glass windows leads to all rooms and is a pleasant welcome to the house.  There is also a WC.  The living room has a large bay window to the front, stripped floorboards and gas fire.  The dining room is a lovely room with doors to the rear garden and an open arch through to the kitchen.  Again, this room has stripped floorboards and feature shelving.  The kitchen is well fitted with slate flooring, ample units and worktop space.  There is a range cooker with gas hob and electric ovens, a slim dishwasher, space for a fridge/freezer, washing machine and tumble dryer.  The kitchen also has access to the rear garden.

Upstairs; bedroom 1 is a good size double with wardrobes and front aspect through a large bay window, bedroom 2 is a further double with fitted cupboards and rear aspect with bedroom 3 being a small double and bedroom 4, a box room.  The family bathroom is well fitted with natural stone tiles, a P shape bath and shower over.

Externally, the rear garden is mainly laid to lawn with planted borders and a patio area.  There is a large shed in the rear garden & a driveway for 2 cars.

Tenant Information

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.

The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.

A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.

By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.

If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
